Landscape

The form and location of the proposed development and open spaces has been shaped by the Landscape and Visual Impact Assessment, which has considered the relevant policies, designations and landscape character assessments, alongside an analysis of the landscape features within the site and the site’s visual relationship with the surrounding area. A number of representative viewpoints have been identified within the local area as illustrated, including Strategic View 7 (SV7) – Dorking to Oxshott Gap. Whilst a limited transect of this view crosses the site to the hills beyond, the visual analysis demonstrates that the site is not visible from this viewpoint.

The above analysis has informed the creation of a green infrastructure framework for the site that looks to retain and enhance existing features such as trees and woodlands wherever possible, whilst creating new green spaces and pedestrian/cycle routes that connect to the SANG. The steps in establishing this landscape framework, which have informed the overall masterplan, are set out on this page.
